Stroud and Swindon have a good 2 year deal at 4.15% fixed. Though the 1% completion fee looks a bit excessive

http://www.stroudandswindon.co.uk/

Heres the T&C -

Description Rate Until Description Rate Until

Fixed 4.15% 31/05/2008 Variable rate of Bank of England Base Rate + 0.99% 5.49% Term

The overall cost for comparison is 5.6% APR

Fees and Charges

Early Repayment Charge 2% to 31/5/08.
The percentage detailed relates to a percentage of your capital balance. On redeeming your mortgage, a discharge fee (currently £130) will be payable.

Max LTV 75%

Arrangement Fees Reservation Fee None

Completion Fee 1% of amount borrowed

Valuation Fees Remortgage Fee Payable

House Purchase Fee Payable

Legal Fees Remortgage Fee Payable

House Purchase Fee Payable

Notes Valuation fees are payable on application.
Completion fees are deducted from the loan on completion
Maximum Loan to Value is 75%
Up to 25% of the loan can be repaid within the Early Repayment Charge period without charge
Please note, this product is not available to existing customers wishing to transfer their mortgage or for additional borrowing
This product is exclusive for customers applying via the Internet directly to Stroud & Swindon

I'm also in a similar boat, and looking at the Portman BS 4.3% fixed for 2 years. fee fee at £399 and a £320 valuation fee (if borrowing more than 100'000)

Though note that interest is calculated annually, so you would need to time the overpayments at the right time of year i.e. just prior to the annual interest calcs.

Laughing I have just re-mortgaged over the phone with First Active.
I have fixed at 4.59% for 2 years and at the end of the deal the SVR is only 5.6%
There was an arrangement fee of £499 and a fee transfer of £30 which has been added to the loan and all the solicitors and valuation fees were covered by First Active (I just had to employ a solicitor to remove my ex from the deeds)
You can overpay in the fixed period by 10% and then unlimited once the fixed rate ends.
There are early repayment charges which only apply during the fixed rate period but then if you are looking to fix for 2 years then there would be no reason to move the mortgage and incur these fees anyway.
The application can be completed over the internet though I did mine by phone - it took 15 minutes - I as credit scored there and then and given an AIP over the phone immediately. Papers arrived next day and as I had a clean credit score First Active completed from application to completion in 3 weeks!!
Brilliant and well worth a look at their website - www.firstactive.co.uk - highly recommended.

They also do a 2 year fix at 4.49%, the only difference being a £699 arrangement fee, so maybe better suited to larger mortgages.
