If the house is on the market for £150k, then how much should I realistically offer for it ? £140 ? or less in the current market ?
Any advice appreciated. |

Well, you could offer 5% less than the asking price, thats about £142.5k
Then up the offer depending on what their reaction is to say 145k |

Your offer will depend on how much the house is worth to you.
I would offer £140k as a starting and then the rest depends on how much you want it. |

If your a first time buyer or paying with cash then you will have a stronger case with the seller so can offer less.
You can always adjust the price if things come up in the survey |

I put an offer into a small terraced property a couple of years ago, they were asking £66k, I offered £60k and was turned down. The estate agent called me up about a month later saying that they would now accept my offer.
I told them okay, I now offer £58k. Well they did not budge and I left it and bought another better property. |

Don't trust the estate agents !
They will do and say anything to drive prices higher !
Try to communicate directly with the vendor. |

Its good to get a comparison with how much recent sales of similar properties in the area have gone for, there are now many websites that provide this information.
After you have this list, next you want to compare the house your thinking of buying with this list i.e. size of bedrooms, condition.
Is the house in line with the others ?
Also look at the housing market is it hot or is it cooling in the area.
Whats motivating the seller to sell ? Do they want a quick sale ?
All of these are factors in determining the right price to offer the vendor. |
