Bad Tenants left the house in a mess

I had rented out a house to some tenants for over a year. They had always been well behaved and paid their rent on time, until the last month of tenancy. When they did not pay the rent, asking for it to be set aside against the deposit.

Okay, I went to the house , and they had made a mess, furniture damaged, and carpets torn, and some plaster board damaged, nothing major but still significant work needed. Clearing up and making repairs. They were supposed to have left it in a tidy and clean condition.

So what do others do in similar situation, is it worth me pursuing them in the courts ?

Ive got pictures of the damage and mess, what else do I need to do ?

Unfortunetaly this is typical of a significant number of tenants.

You could get the last months rent by pursing them in the small claims courts, and you can do it all online these days.

Youve got pictures, thats good, you also need to keep quotes and invoices for the repair and cleaning work to get the property back into a lettable condition.

You could also ask a solicitor to see if its worth pursuing or not.

Thanks for the reply, I will ask a solicitor whether its worth chasing it up in the small claims court.

Hi Julie

Im new on here, and saddened to read your post. 5 years ago I was going through the same thing as you are. I had a job to evict the tenant, I went to court for the rent arrears; didnt know about the damage at that time. The court was in my favour, and he was told to pay arrears+ costs. The Baillifs eventually removed the tenants. My agent went in and she said on the phone "In her experience she had never seen a property like it" The agent was not responsible for the tenants either as she had just bought the business!

She was a Gem, she helped do the place up + builders but it still cost me £8K To have the property habitable again. And the Council still re-housed this scum of a family even though they knew what this family were like. And my agent even blacklisted them!

To this day Ive not received a penny from that family, even though Ive had a debt agency look for them. They have dissapeared off the face of the earth, NI number hasnt found them either.

Julie Ive given you tips amongst my bad experience, and Im afraid its a case of get New Tenants in and put the rent up!! Best of luck!!
